Investment Real Estate

Investing in real estate has become increasingly popular over the last fifty years and has become a common investment vehicle.

Real estate that generates income or is otherwise intended for investment purposes rather than as a primary residence is considered investment real estate. Improvement of real property as part of a real estate investment strategy is generally considered to be a sub-specialty of real estate investing called real estate development. It is common for investors to own multiple pieces of real estate, one of which serves as a primary residence, while others are used to generate rental income and profits through price appreciation. Common examples of investment properties are apartment buildings and rental houses, in which the owners do not live in the residential units but use them to generate ongoing rental income.

Real estate is very expensive which potentially allows investors to make more profit on each sale. Also, some investors argue that real estate is more stable and may be a lower risk investment as it is seen as a ‘hard’ asset which is less susceptible to currency fluctuations. Individual properties are unique to themselves and not directly interchangeable, which presents a major challenge to an investor seeking to evaluate prices and investment opportunities. For this reason, locating properties in which to invest can involve substantial work and competition among investors to purchase individual properties may be highly variable depending on knowledge of availability.
