There are Risks in Property Investing and a Disability can be Crippling
 
Two of the world’s best known property investors and educators - Robert Kiyosaki and Dolf de Roos, always points out in all their books that the magic word for any property investor is “Cash flow”.

This has now become even more of a reality in South Africa since The National Credit Act came into being in 2007. IGROW Investors know the meaning of the word ”shortfall”, it is the monthly contribution that you pay on your investment properties, that is the difference between monthly rental income and your bond payment.

IGrow's preferred insurance company, has altered and enhanced the disability benefit on their risk insurance so that it is tailored to suit the needs of our members, like a glove.


Let us take a look at how traditional disability works –When a policy holder becomes disabled, the insurance company pays out his insured amount (lump sum disability) and then the disability cover stops. What the client does afterwards with his money is his prerogative. Kindly keep in mind that the client will be unable to work anymore and therefore the payout is supposed to last him the rest of his life.

Along comes IGrow Risk Managers, offering an insurance product with an enhanced disability benefit. It works the following way - Mr Joe Soap becomes permanently disabled (cannot continue working), his income was R50,000 per month at the time of the accident, he was insured for R3,000 000 lump sum disability but he also opted to take the “enhanced” disability benefit.

The client will receive a lump sum amount of R3, 000 000. The enhanced disability benefit will replace the client’s monthly income of R50 000 per month, to the maximum amount of R160, 000 per month, until the age of 70. The client can also take the option of an annual escalated benefit whereby the monthly payout increases annually until the age of 70.

The client need not have to worry about his lump sum payout lasting him for the rest of his life because he has made provision for his salary to be replaced. His cash flow remains stable and even increases over the years. He can service his bonds as well as pay his shortfalls. And as a bonus, he probably will qualify for more new home loans and even refinance some of his investment properties – all because he can prove that he has a stable income stream/cash flow.

To summarize, conventional/ old generation disability insurance pays out one lump sum amount, the new enhanced disability pays out a lump sum amount and also replaces the client’s salary/income until the age of 70.

Therefore I strongly advise that you make 100% sure that your disability cover includes the “enhanced” disability benefit.

A properly insured investor is a fearless investor.
